Make sure to turn off the power. I figured I'd go back and add this. There are plenty of YouTube videos to watch on swapping out these and heating elements. The exact replacement model, so it works--thermostats, thermostat. The landlord and I put tape on the wires and just made sure the wires went back on the same screws. I set it to 135 and got 135. You can't ask for much more. It drops to 125, which is predictable--it can't maintain the setpoint exactly or it would be constantly cutting on and off. So it drops, heats up to 135, then shuts off. I've been checking with a water thermometer and the setpoint seems to be as high as it goes. There were two--we replaced them both and a heating element on a 20-year-old tank that was inside and in pretty good shape. I set the bottom at 130--no way to check, since that water rises and is heated by the top element, but it seems to last through my lengthy bath showers. The draw tube comes off the top portion, which is then replaced by already somewhat heated water from the bottom portion of the tank.

I had a problem with my water heating so I replaced both the upper and lower thermostats. Come to find out it was the upper element that was malfunctioning.
